Iam interested in Trust Deed investments, is the risk to high in the California.?

The risk is not too high in California. But you have to be smart and careful. Follow some simple rules.

1) Personally visit every property you make a trust deed loan on.
2) Lend only on properties you do not mind owning- think “can I rent this out?”
3) Do not lend more than a 1 hour drive from your home.
4) Get a title policy delivered directly to you from the title company, and write closing instructions to the title officer yourself.
5) develope a good relationship with a TD broker, and dont cave in to sales pressure.

other rules of thumb:
1) 60-65% loan to value is a formula that has worked in this business for 40 years.
2) Document the borrowers ability to make the payment and still buy gas and groceries etc.
3) start reading about the laws governing trust deeds.
4) read the California Department of Real Estate publication titled “What a Trust Deed Investor Should Know” or something like that.

To better examine their differences, the models are benchmarked against the much celebrated Mertons model. Generally it is shown that structural credit risk models have empirical validity. However, all is not perfect. Since structural credit risk models may have two objectives. One being to accurately predict credit spreads, and another to determine the optimal capital structure. It is argued that if the goal is the former, then future structural models need to incorporate a more exible framework that can price the many di erent types of bonds that make up a companys debt simultaneously. In the first chapter, a onefactor pricing model is employed to investigate the total returns of singlefamily homes and professionallymanaged properties. Portfolios of East and West Coast cities have negative riskadjusted returns, while a portfolio of all inland cities has positive alpha. Positive alpha can be achieved with portfolios of high rental yield cities, small cities, low median price cities, or low beta cities, while the opposite strategies generate negative alpha. A possible explanation for these abnormal returns is that some cities are systematically neglected by investors. In the second chapter, I explore the optimal way in which housing derivatives should be used to mitigate housing risk. Households should hedge housing both as investment and as consumption. Housing investment risk is hedged by selling housing futures amounting to the full value of the home. Housing consumption risk is hedged by buying housing futures in each city where the household might move. The size of the hedges depends on the probability of moving and on home values in each city. This thesis aims to explore two main issues. First we study crude oil prices in view of weakform efficiency. Thereupon we look into different hedging strategies that could be used to stabilize income in a market with high volatility. The data used are crude oil prices of West Texas Intermediate between 1987 and 2010. We conclude that the spot crude price and the 3 month future price for the same oil type are weakform efficient. The two prices tend towards a longrun equilibrium and differences in prices are quickly adjusted. OPECs role in the market is discussed as a weakness to price efficiency. Based on efficient prices, we find that the minimum variance hedging method gives the lowest risk, but a naive hedge ratio is easiest to implement in a business strategy for a risk averse management. On the other hand, a risk neutral oil company would get a higher added return by merely buy and sell in the spot market. By introducing a multiple risks hedging model consisting of price risk and exchange rate risk, we suggest that a Norwegian company could reduce its total risk of the portfolio by increasing its exposure in the currency market.
